Case Study Overview:Located in Tin Cheung House, Tin Ping Estate, Sheung Shui, this project is a classic Y2-type flat with an age of around 40 years. Upon our initial inspection, the flat was suffering from severe degradation: walls were heavily structural-molded from chronic moisture, internal conduits and raw concrete structures were exposed, and the window grilles were deeply rusted. For a mature property at this stage, cosmetic styling is secondary; execution of "fundamental safety engineering" is where Cheung Hing's true mastery shines.

Our engineering team stripped down the entire layout, replacing all deteriorated wiring and plumbing with a brand-new, concealed modern conduit network to permanently eliminate electrical hazards. Addressing the critical hidden threats of concrete spalling and rusted rebar typical of 40-year-old frameworks, we carried out rigorous structural patch-repairing (concrete remediation) to build an uncompromised structural foundation.

In terms of layout and aesthetics, the homeowner sought a lifestyle centered around bold simplicity, effortless workflow, and hassle-free maintenance, while possessing a profound love for the elegance of marble. Our designer strategically capitalized on the unique architectural layout of this flat—where the major load-bearing structural pillars were heavily concentrated in the kitchen and bathroom zones:
n the kitchen and bathroom—the two areas most prone to water traps and stains—we implemented a highly sealed, moisture-proof infrastructure paired with the exquisite marble slabs selected by the owner. This setup delivered their dream look while making these splash zones exceptionally easy to sanitize.

Prioritizing wall-load safety and residential warmth, we purposefully avoided introducing heavy, solid stone masonry into the living areas. Instead, we selected premium wood-grained flooring that complements the marble's tonal palette, and finished the walls with a crisp, anti-mold pure white paint.


To satisfy the client’s philosophy that "less is more," we camouflaged the new window grilles by coating them in the exact same white tone as the adjacent walls. When looking outward, the rigid grids seamlessly dissolve into the backdrop of blue sky and white clouds, evoking a liberating sense of floating in mid-air. Complemented by high-tactile premium hardware accents, this deeply stripped-back home retains an undeniable sense of tailored luxury.
